These terms apply to the use of the Alma Homes website, operated by Alma Homes Ltd (“Alma”, “we”, “us”). They explain the purpose of the information presented on this website and how it may be used.

About Alma Homes

Alma Homes Ltd owns and manages the Alma Homes brand. Landforte Limited undertakes Alma-branded developments.

Any agreement to purchase a property will identify the legal vendor. Any agreement for building work will identify the contractor responsible for that work. Use of the Alma brand does not, by itself, make Alma Homes Ltd a party to those agreements.

Property and development information

We take reasonable care to ensure the information on this website is accurate and current. Information about homes and developments may be updated as design, consenting, construction and sales progress.

Please contact us or the appointed sales agent to confirm current availability, pricing, specifications and expected completion dates for a particular property before making a purchasing decision.

Changes to website information do not change an existing signed contract. Any changes to a contracted property or building work must be dealt with under that contract.

Images, plans and specifications

Artist’s impressions, computer-generated images and concept plans illustrate the intended appearance of a home or development. They may show furniture, styling, landscaping or optional features that are not included in the purchase price. Illustrative material and material exclusions will be identified with the relevant content.

Photographs of completed homes or other developments demonstrate examples of our work and may not represent the particular property offered for sale.

Colours and finishes may appear differently on screen. Dimensions and floor areas identified as approximate are indicative; please refer to the property-specific plans and specifications for further details.

The agreed plans, specifications and inclusions for a purchase or building project will be recorded in the relevant contract.

Prices, availability and timing

Prices are stated in New Zealand dollars and include GST where applicable. Any material conditions or additional costs will be identified with the relevant price.

Advertised prices and availability may change before a contract is entered into. A “from” price applies to the home or option identified in the listing and may not apply to every property in a development.

Estimated construction, completion and title dates are provided using the information available at the time. Where identified as estimates, they are not guaranteed dates. Contractual commitments about timing will be set out in the relevant agreement.

Enquiries and contracts

Submitting an enquiry, registering your interest, requesting information or arranging a viewing does not reserve a property or create an agreement to purchase a home or undertake building work.

A reservation requires a separate, express agreement. Purchases and building work are subject to the relevant contract agreed with the vendor or contractor.

These website terms do not replace or amend a sale and purchase agreement or building contract.

Information and advice

Information on this website is general in nature. It is not personalised legal, financial, tax or investment advice.

You should obtain advice appropriate to your circumstances before purchasing a property, including advice about the contract, finance and any intended investment use.

Website content and use

Website text, images, plans, logos and other content belong to us or are used with the permission of their owners.

You may view, download and share content for personal use, including with your professional advisers when considering an Alma home. You must not reproduce it for commercial purposes, misrepresent its source or remove ownership notices without permission.

You must not misuse the website, interfere with its operation or security, or submit unlawful material.

Website operation and external links

We take reasonable steps to maintain the website, but uninterrupted or error-free access cannot be guaranteed.

Links to third-party websites are provided for convenience. We do not control their content, availability or privacy practices. A link does not, by itself, constitute an endorsement.

Your legal rights

Nothing in these terms excludes or limits any right or remedy you have under the Fair Trading Act 1986, the Consumer Guarantees Act 1993 where applicable, or any other law that cannot lawfully be excluded or limited.

Changes and governing law

We may update these terms from time to time. The current version and its update date will be published on this website. Updates do not retrospectively change any existing contract or accrued rights. These terms are governed by New Zealand law.
